What are the fees involved with setting up?

There are no setup fees when listing your property with us.

We take care of professional photography, property descriptions, and the initial setup of our hired linen and towels at no cost to you.

However, any expenses related to a pre-deep clean (if required) or additional upgrades needed to meet our standards would be the owner's responsibility.

What are the fees involved going forward?

Tui takes 15% inc. GST on all bookings which is one of the lowest rates you'll find. Our fee is calculated after all taxes and platform fees have been deducted from the total guest payment, ensuring complete transparency. This distinction is essential when comparing management services.


A $50 per month charge is deducted for the property's consumables replenishment.

Will I be able to block dates for my own personal use?

Absolutely! One of the great benefits of having your property as a short-term rental is the flexibility to use it whenever you like.

As part of our setup process, we will integrate your property into our Property Management System (PMS). This will give you full access to your property's calendar, allowing you to view bookings, payment details, and other relevant information. You’ll also have the ability to block dates for your own personal use at any time.

Will I be able to see my financial details anywhere?

With your PMS account, you will have full visibility of all payment details for every booking on your listing.

At the end of each month, you will receive a detailed Tui Payout Document, outlining all booking payouts and any applicable deductions for that period.

For full transparency, you can verify all figures directly through your PMS account—nothing is hidden.

Do you use professional cleaners?

Yes, we do! We work with a highly reputable professional cleaning team based in Auckland. They ensure your property is maintained to the highest standard and provide premium, hotel-quality, crisp white linen for all beds and sofa beds.

In addition to linen, they also supply towels, tea towels, and bathmats—this is known as hired linen, which belongs to them and is replaced between bookings to maintain a fresh and immaculate experience for every guest.


Cleaning fees vary depending on the property. During the setup phase, a representative will visit your property to assess its needs and provide a tailored quote.

What is the minimum contract length when signing with Tui?

We do not require long-term contracts. You are free to terminate our services at any time; however, any existing bookings at the time of termination must be honored and completed without disruption.


Additionally, you have full control over your property's booking availability. You can set an availability window—determining how far in advance guests can book—choosing from options of 3, 6, 9, or 12 months.

How do you handle repairs/maintenance (normal wear and tear)?

We are committed to maintaining your property to the highest standard. If any repairs are required, we will coordinate with trusted contractors to secure the best price. All repairs will be communicated and approved by you before any work begins.


For repairs due to normal wear and tear, the invoice will either be forwarded to you directly or deducted from that month’s payout, depending on the contractor’s payment terms.

How do you handle damages caused by guests?

Short-term rental guests are generally respectful of the property, but occasional accidents can happen. In such cases, Tui Management will handle the compensation process through the appropriate platform and ensure the issue is resolved promptly. These platforms are typically efficient in processing compensation claims.


After each booking, a thorough inspection is conducted to identify any damages or issues, allowing us to direct compensation claims accurately when necessary.
